This loft concept was presented to the Design Review Board (DRB) in December 2013 and represents a simple vertical design of 6 residences featuring four 3BD/2BA units, one 2BD/2BA, and one 1BD/1BA. The three bedroom lofts average 1343 sqft, while the two bedroom & one bedroom loft feature 991 and 820 sqft respectively. Five of the units feature a private roof-top deck, accessed from the top floor master bedroom in each unit. Although the total height is 4 floors, the front corner unit is set at three stories. The total build out is just under the allowed FAR of 8,097 sqft. The DRB requested some revisions to the plans, but the project was approved overall, as new development seems welcomed in North Beach by the City of Miami Beach.
