The New Golden Sands in North BeachOctober 6, 2014
About one year ago, we were excited to announce that the Golden Sands was up for sale, and on it’s way to a new beginning. When the property was sold, we wondered whether the new owner would change the concept originally approved by the City of Miami Beach. Would the plans be revised for hotel use, be a stand alone project, or be a part of Canyon Ranch?
Well, the new owner presented revised plans for a new development, and before looking at this wonderful modern take on the Golden Sands, let’s check out the previously approved renderings:
This previously approved plan from 2004 featured 40 residential units, mostly 3 units per floor. The average unit size was 1450 square feet. There would be 3 PH units offered at 4350 sqft. This project would offer residential stock that can already be found in many of the existing beachfront condos in North Beach, like Bel Aire, The Collins, & the St. Tropez.
The newly proposed plan designed by Architect Luis Revuelta takes the same height and envelope of the previous plan, but provides a modern spin and reduces the number of total residential units to 20, with an average size of 3,089 sqft. The lower 7 floors of the residential tower would offer 2 units per floor with 2150 sqft of living area, and an additional 1100 sqft of terrace, overlooking both the sunrise and sunset. The next 4 floors would offer just 1 residence per floor with 4360 sqft of living area and 2100 sqft of terrace with panoramic 360 degree views. The 2 PH units would offer just over 7,000 sqft of living area over 2 levels and 5,300 sqft of terrace. The upper PH will also feature a private roof deck with it’s own pool (another 5,530 sqft). Let’s take a look at this wonderful project.
Some of the other revisions that really stand out with this new proposal is having the driveway entrance at 69th St instead of Collins Av, and having a restaurant with indoor and courtyard seating instead of retail space. I think this new design complements the original Golden Sands as well as North Beach, with it’s playful balconies along the southwest side of the building. The average unit markets the Golden Sands to primary residents looking for sizable interiors that were once only available in some single family homes. Another project now being marketed in North Beach that offers an impressive amount of living area is the Bath Club Estates.
