As we hear of so many mega projects happening in Miami, some towering over 65 floors, vying to be the tallest in the city, it is refreshing to come over to Miami Beach and see boutique development. One such new development recently approved is the Beach House, standing at just 6 stories with 73 units, across from the new Cabana Hilton sitting at the southern border of North Beach. Designed by Chisolm Architects, the Beach House is approved for hotel use under it’s current RM-2 zoning , and owners can rent out their residences short term if they so choose. In addition, the FAR (Floor to Area Ratio) is 2.0, so a 40,000 square foot building can be built on this 20,000 square foot lot. The Beach House will offer a roof top pool with gym, lobby entrance, and parking for each unit using mechanical lifts. There are a total of 18 different floor plans consisting of six 1 bedroom, four junior 1 bedroom, and eight studio apartments, averaging 460 square feet. Each unit will come with a balcony, with many of the corner units featuring a wrap-around terrace. There are 6 ground floor residences that will feature their own garden level patio with as much as 39 linear feet from sliding door to hedge – enough for a fabulous soiree after spending the day at the beach.
