Increasing your property value can be as easy as making improvements where it counts. These enhancements will reward you with a larger return on investment when you’re ready to sell and most of them don’t have to break the bank.
Lighting can make a remarkable difference in the feel of your home, inside and out. Installing recessed lighting or “can” lighting adds a modern touch and can spotlight your artwork or sculptures. LED strip lighting also adds a modern finish and can accent interior architectural details of your home. For the exterior, spotlights facing the house can create a dramatic effect and can also help deter crime.
Remove outdated material like popcorn ceilings or wood paneling. Let’s face it – these styles are not coming back. You can scrape off the popcorn ceiling or place dry wall over it for a smoother surface. The wood paneling can be replaced with dry wall or painted over as a cheaper alternative.
Update your bathrooms. Even if you don’t want to do a full renovation, you can still increase the value of your property by making small changes to your bathroom. Try installing new fixtures, re-grouting the shower or tub, and adding a fresh coat of paint. Wallpaper is a big no-no for bathrooms because of the moisture but if you want to add texture to your walls, try wall panels for a modernized alternative.
Make your kitchen workflow friendly. Analyze your workspace. Before you invest money in updating your appliances, counter tops, and finishes, make sure that your kitchen’s flow meets the “triangle” standard. There should be an unobstructed path from your refrigerator to your cooking space to your sink.
