New luxury developments have been sprouting up all over North Beach, and it’s only natural, it’s an attractive area located right on Collins Ave. close to the Bal Harbour Shops and Aventura, just a stone’s throw from South Beach: prime real estate.
Miami Beach residents, business owners, and community leaders celebrated the Building Department’s new North Beach office with a ceremonial ribbon cutting on Monday July 11 on Normandy Drive. Residents and business owners now have a brand new building where they can ask questions and take care of building needs without having to travel to South Beach.
At their July 13 meeting Miami Beach’s City Commission voted on legislation effecting real estate property development and historic preservation on one of North Beach’s main thoroughfares, Harding Ave. An ordinance also passed amending land development regulations that will greatly affect the future look and feel of the coming North Beach Town Center District. This legislation changes height allowances for buildings. Also at the meeting an ordinance passed creating a six month moratorium on demolition of buildings listed in the two National Register Historic Districts contained within the North Beach Master Plan Study Area.
In order to help a local builder/redeveloper retain a classic old streamline modern structure on Harding Ave. and incorporate it into their new building project, the City of Miami Beach Design and Review board at their July 5 meeting unanimously approved modifications, specifically three variances, to a previously approved plan for the spot. The site plan is for a four-story boutique hotel that will be built on four parcels at 8011-8035 Harding Avenue.
As evidence of a strengthening market, property values have been on a steady climb, more than doubling in the past five years. In North Beach especially, we are seeing stable increases in values which can be attributed partly to the major City improvements and successful new developments in the area, such as IRIS on the Bay, which opened this month. North Beach is heating up!
